If you take into consideration the declining home prices and rising cost of living, it is not surprising that many homeowners are struggling with their mortgage debt and trying very hard to avoid foreclosure.

Most of what you hear today about the enduring foreclosure crisis involve helping homeowners stop foreclosure by talking with their lenders. But in reality, this is easier said than done especially since most calls made by troubled borrowers are answered by customer service representatives who might tell them that foreclosure is unavoidable if they do not pay their arrears.

On the other hand, some of these distressed homeowners who end up with collection agencies will be forced to agree to a settlement that they could not afford in the first place, in order to stop the harassing phone calls. When the time comes to pay, they end up missing the payment.

Instead of immediately contacting their lenders, some experts are advising homeowners to take a deep breath and look at their situation objectively. It is not important to not panic if you are really hoping to avoid foreclosure.

Keep in mind that you will need a lot of persistence and patience especially in the early stages of the negotiation. You must make your lender understand that you no longer can afford your mortgage obligations but is willing to work out some kind of new agreement in order to avoid losing your home to foreclosure.

Most lenders are receptive when it comes to negotiations and work outs. The key is being honest with them and not afraid of your mortgage problems. It is also important that you fully understand the foreclosure process and the options that might be worth exploring. Also, it is crucial to determine your financial capability since you will only be wasting time and money if you can no longer afford your home in the first place.

I too feel that there should be more foreclosure risk awareness programs around to help people to get an idea about the risks of foreclosure and how one can avoid it.
